Attention all Residents: New Treadmill
February 8, 2022
The Sommerset Woods Board of Directors is pleased to announce that a New Treadmill has been installed in the fitness room.
This nearly new treadmill is a commercial duty version that should last for many years. The treadmill will turn on automatically when
you step on it, and has many new features. Please treat the fitness room equipment with respect, and be courteous toward others
that want to use the equipment. We all own this equipment and we need to take care of it. Report any issues with the equipment
to management as soon as possible.
Attention all Residents: Leaking Windows

There have been many maintenance calls made recently regarding leaking windows. The board is aware of this issue and would like
to point out to homeowners that windows are an Exclusive Use item that is the Owner's responsibility to maintain, repair and replace as
necessary. Please refer to Page 18, Section 2.8 of the CC&R's for Sommerset Woods.
A Brief History
In 2010, the association's attorney retained engineers to investigate the windows that the Developer (Condo converter) installed during
the renovation and conversion of 2005-2008.
The findings were that the wrong windows had been installed (retrofit versus new construction). This being the case, the current windows
will leak unless the additional sealant applied around the outside of the windows is routinely maintained or, unless the window is replaced
with the correct window type (new construction type).
The association sued for damages on behalf of the ownership, and when settled in 2014, received no money for window replacement.
Owners are encouraged to replace their windows with the correct window type to permanently resolve this issue.

Attention all Residents: Mailbox Lock Replacement and Gate/Garage Remotes
January 17, 2012
The Sommerset Woods Board of Directors would like to inform all residents that the association now offers mailbox lock replacement
as a new pay per use service. For the price of $25.00, the association will replace your mailbox lock with a new USPS
certified lock. This must be paid by check and made out to the Sommerset Woods HOA. Please allow 2-3 days for
replacement of the lock. Please Contact Elite Management to arrange to have your lock changed.
In addition to mailbox locks, the BOD would also like to announce that preprogrammed Gate Clickers / Garage Remotes are also available
for purchase. The remotes are available for the cost of $25.00 each and will work with all currently installed garage door
openers. The remotes are preprogrammed to open the front driveway gate and can be programmed in to your garage door opener very
quickly and easily. Please contact Elite Management to purchase your gate remote. A check made out to Sommerset Woods HOA
is required to purchase one.
Attention all Residents: There is a New Pedestrian Gate
September 20, 2011
The Sommerset Woods Board of Directors is pleased to announce that a New Pedestrian Gate has been installed. Residents and
their guests will no longer need a key in order to enter or exit the community on foot. The new gate is equipped with a push
button combination lock. The code for the new lock is "1457" and is only needed to enter the community. For residents
that have a pedestrian gate key, this key is now obsolete and may be disposed of. All other common area keys will still be
needed, so please keep those.
To operate the new lock, just enter the code above and you will be able to open the gate. If you make a mistake or if the gate
does not open, Press the "C" button and try again. The lock will automatically lock itself again after each use.
